Dock Door Problems We Repair
Dock doors run a lot of cycles, and high-cycle commercial doors lean hard on springs, cables, bearings, drums, and brackets. When one part fails, the whole door can turn unsafe quickly. Common problems we fix include:

Spring trouble is never a job for the dock crew. DASMA warns that rolling door counterbalance assemblies are under extreme spring tension and can cause death or serious injury, and it tells building staff not to adjust the tension wheel. Call us instead.
The Dock Equipment Around the Door
The door is only part of the dock. We also work on dock seals and dock levelers, the equipment that bridges the gap and height difference between the dock and the trailer.

OSHA counts dock levelers as dockboards, right alongside bridge plates and dock plates. Dockboards have to support the maximum intended load, and measures such as wheel chocks or sand shoes have to keep the trailer from moving while employees are on the dockboard. A leveler that won't hold its position is a safety problem, not just a nuisance.

Repair or Replace the Dock Door?
Some dock doors have been patched so many times that the next repair isn't worth it. If yours is aging, failing often or no longer fits how you run the dock, we'll give you a straight assessment and help you choose an upgraded system. New commercial installs are permitted and built to the wind load rating your county requires, and estimates on new doors are free.
The coast is hard on steel. Humidity, salt air and storm season all put doors, tracks and hardware to the test, which is why coastal dock doors need regular attention.
Age changes the math too. A newer dock door usually just needs checkups and routine maintenance to reach its full life. An older door may need more frequent attention, and if it keeps causing problems, replacing it can save you money over the long run.
Warning Signs Your Dock Door Needs Service
Your dock crew sees the door more than anyone, and DASMA's checklist for building maintenance supervisors gives them a few easy things to watch. Call for service when:
- The door won't stay open on its own and has to be propped
- Opening it takes more than 35 lbs. on the hand chain or 25 lbs. on a crank
- The tension wheel or tension shaft turns while the door runs
- A bearing looks or sounds worn or damaged
- Curtain endlocks rub against the headplate bracket
- The electric operator sounds like it's laboring to open the door
DASMA also says door sensing devices should be tested at least weekly. Under UL 325, a door with no working sensing edge or photo eyes needs constant pressure on the close button.
Keep Dock Doors Running With Scheduled Maintenance
DASMA recommends checking the performance of electric rolling doors every quarter, and a door that has to be propped open needs service. Our maintenance plans run quarterly, semi-annually, or annually, with automatic scheduling reminders built in. Each visit includes:
- Lubricating bearings, rollers, tracks, hinges, chains and counterbalance assemblies
- Adjusting counterbalance and motor settings
- Tightening or replacing fasteners
- Inspecting for worn parts
