Our plans run quarterly, semi-annually, or annually, with automatic scheduling and reminders, so nothing depends on somebody remembering. Visits cover lubricating rollers, tracks, hinges and counterbalance assemblies, adjusting counterbalance and motor settings, tightening or replacing fasteners, and checking for worn parts.
If we find a bigger problem, we'll tell you right away and prepare a proposal for the repair. The board sees the issue and the cost before anyone approves the spend.

Replacing Doors Across a Community
Replacement doesn't always mean the whole door. A damaged panel can often be replaced on its own, and once three panels are damaged, a full new door is usually the more cost-effective call. Panels on doors more than 10 years old are often no longer available.
Gates follow the same logic. A fairly new system with one bad sensor, remote or control board usually just needs a repair. An outdated operator, repeated breakdowns or a push for keypad or smartphone access points toward a new installation, and we'll walk the board through both options.
You can speed up any gate call. Snap a photo of the gate and the operator label, and note the gate width, the age of the system, and the brand name. It helps us identify the system and bring the right parts.
Storm Season Across the Property
Every job we do meets Florida code and wind-load requirements, and wind load ratings vary by county. Ahead of storm season, we can make recommendations and installations to meet your local code requirements.

Architectural Rules, Permits and Hurricane Code
Under Florida law, an HOA can review and regulate the look of an improvement only to the extent its declaration of covenants or published guidelines state or reasonably imply that authority, and it has to apply those standards reasonably and equitably to every owner. When a resident replaces a door, the request needs to line up with what your documents actually say.
Condominiums work a little differently. The association is responsible for maintaining the common elements, except where the declaration assigns maintenance of limited common elements to unit owners. Residential and mixed-use condo boards must also adopt hurricane protection specifications for each building, which can include color and style and must comply with the building code.
On our side, every new installation is permitted. Wind load ratings vary by county, and we build every commercial install to meet those code requirements. When a door can't wait, emergency installations can go in before the permit application.
